What type of residential swimming pools do you inspect?

Although I can perform a visual swimming pool inspection on a swimming pool in any condition, you will get the most information if the swimming pool is open. An open swimming pool will be uncovered, full of water, the water will be circulating through the filtration system, and the water quality will be clear enough to see the bottom of the swimming pool at its deepest part.

Please note: A visual swimming pool inspection does not include opening the swimming pool or uncovering the pool for the inspection.

What does a residential visual swimming pool inspection entail?

A residential swimming pool inspection is an additional service performed during a routine home inspection. Typically this inspection is for individuals buying a property with an existing swimming pool. The visual inspection of the swimming pool is done at the time that the home inspection is performed.

The visual swimming pool inspection describes the swimming pool area; the pool attributes such as ladders, slides, water falls, and diving boards; the pump and filtration system; the protective barrier fencing; and the electrical serving the swimming pool area. If a sand filter is present at the swimming pool, a backwash will be performed on the pool filtration system when it is inspected.

A visual swimming pool inspection includes a comment regarding water clarity but does not include testing the water quality to determine chemical composition.
